With your design documents complete, we can now seamlessly guide you into the next phase: construction. Our sister company Stratagem Construction will provide a ballpark estimate based on your design. If things have gone to plan, the estimate will not surprise you. That’s our goal: to keep you updated on cost along the way.

But if the pricing does surprise you, we’ll explain why the costs are what they are, and we’ll suggest ways to bring costs down.

Once your ballpark estimate is where you want it to be, we’ll provide an itemized estimate of the work to be performed. It will show you the cost of all the materials and labor needed to transform your home into your new space.

This is another opportunity to ask for changes. When the spreadsheet meets your approval, the construction team will arrange a site visit. They’ll inspect your home, share their findings with you, and update your spreadsheet as needed.

If you decide to proceed with us, our construction company will provide a contract.

Once your construction contract is signed and your deposit is received, we’ll work out a start date with you on the calendar. We’ll order your materials and send them to our warehouse. If your plans call for custom cabinetry, we’ll make them in our cabinetry shop. We’ll also handle all paperwork with the city and condo associations. As we get closer to the start date, we’ll update you as dates can shift, until finally, we’ll give you the exact starting date.

The first day, we’ll walk through the project with you to make sure we’re exactly on the same page and you know exactly what will be happening.   Next, we’ll protect your floors, put up plastic barriers and start the demolition.

Once the demolition is completed, your materials will be delivered.  Construction will begin right away and will be continuous until done.  If ever the team is not working, we’ll let you know.  We make sure you’re never wondering about what is going on.

Construction is disruptive and we’ll do everything we can to keep it to a minimum.  We’ll clean and organize the job site daily and our highly skilled employees will treat your home as if it were their own.  Many trained with us in our apprenticeship program and you can count on them to be thoughtful, attentive and professional.

During construction, you won’t have to do anything except give us your opinion in case of unexpected situations.  Your designer will be there to help with any design issues and your foreman will update you regarding construction issues and schedules.  Should additional work be needed because of unknown conditions that are encountered, we’ll discuss them with you.

All extras and credits are tracked in real-time and added to the spread sheet.  You’ll be updated regularly if you’d like.

When every line in your scope has been completed, we’ll review the project together and create a final punch list for you.  A final invoice will follow, itemizing every charge and credit.  Arrangements will be made to complete your punch list.  After the punch list completion, our work will be covered by a warranty period.

In the warranty period, we know you’ll notice some things that need attention.  They’re nothing to worry about!  If they are not emergencies, we’ll take care of them at intervals, usually one month, three months, six months and nine months.  If, however, there are emergencies, we’ll be out right away. 

During the entire process of design and construction everyone you work with will be dedicated to making you happy.  But if for any reason, something is not to your expectations, you’ll have access to a principal who will almost always solve it for you.
